How To Get Started

1.   First You make an offer for the Lot you are interested in Buying.

2.   Second You must SEND an ESCROW DEPOSIT To the Title Company either
      $500.00 or $1,000.00 To Secure the Lot.

3.   We Put in The Contract a Special Clause that gives You as the Buyer 5 Days
From Signing the Contract to make sure this is the perfect lot for you. If You Cancel Within those 5 Days You Get the FULL Deposit Back.

4. Normal Closing Time Takes 2-3 Weeks From Start To Finish.

Do You Need To Visit Sunny Hills To Purchase

No, Closing usually takes place by Sending a Overnight Package to Your Home Address, Normally you will just sign the Paperwork and then Overnight the Paperwork back to the Florida Title Company that we decide to close with.

What about Title Insurance ?

Title Insurance is Issued by the Title Company in Florida, The Title Company verifies that the lot you are buying has a clear Title and that there are No Liens on the Lot that you are buying. If for some reason there is a Defect on the Title the Florida Title Company cannot issue Title Insurance until everything is Cleared with the previous Seller.

What Happens if for the slim chance that we can not get clear Title?
We will cancel the contract with the seller and start looking for another lot.

How long does the Closing Take?

Closing can happen in as short as 1 week or upwards of 45 days, If it is a cash
transaction we will usually close in 2 weeks or less. If there is Financing Involved
usually that will take up to 45 days.

How much should You expect to pay in closing cost?

As a Buyer you can expect to pay between $350.00 & $ 450.00 in closing cost on the average $ 20,000.00 Lot.
